easements, commodities and appurtenances [sp?] to the lots of land hereby demised belonging or in any wise appertaining to have and to hold the said lots of [missing word?] and premises with the appurtenances unto the said Aaron Williams and Richard McCarter from the day of the date hereof for and during the fall term of twenty [missing word?] and from thence for and during the natural lives of said Aaron Williams and Richard McCarter, yeilding a [..] paying therefor each of them upon the thirtieth day November yearly and every year during the said term [?] unto the said John Rule his heirs executors, administrators, or afsigns [aforesigned?] the sum of one shilling lawful of Nova Scotia if lawfully demanded in considerates [sp?] whereof the said Aaron Williams and Richard McCarter hereby covenant and agree to and with the said John Rule his heirs executors, administrators and afsigned [aforesigned?] in manner and form following that is to say that they the said Aaron Williams and Richard McCarter yearly and every year during the said term hereby demised with [?] well and truly pay or cause to be paid unto the said [?] John Rule his heirs executors, administrators, or afsigns [aforesigned?] the said rent above reserved at the days and times and in manner and form above [illegible] according to the true intent and meaning of these presents and further that they will each of them clear annually one acre of land on each of their respective lots hereby demised and will also each of them within a reasonable time from the date hereof put up and erect on each of their respective lots a log house
